What we take on

Scope, stated plainly.

  • Kitchens

    Cabinets, counters, appliances, lighting, and the electrical and plumbing behind the walls that makes the new layout legal.

  • Bathrooms

    Full gut through finish — waterproofing done properly, because this is the room where cutting corners shows up two years later as a rot problem.

  • Room Additions

    Extra bedroom, expanded great room, second-story additions. Foundation, framing and roof tie-in that matches the existing house instead of announcing itself.

  • Whole-House Remodels

    Down to the studs and back out. Usually the right call when the systems are as old as the layout.

  • Garage Conversions

    Turning the garage into living space, permitted, with the insulation and egress that makes it count as square footage.

We don't take jobs we'd have to rush. If your project is a better fit for a handyman than a licensed general contractor, we'll tell you that on the first call. It's cheaper for both of us than finding out in week three.

Living through it

You'll be living here
while we work. We build like it.

Dust containment

The work area gets sealed off. Construction dust does not migrate into the rest of your house as a matter of course.

Cleaned up daily

Tools and debris off the floor at the end of every day. You get your house back each evening, not at the end of the job.

Locked when we leave

The site is secured nightly. Nobody's home is left open because a trade finished early.

You know who's coming

You'll know which trade is in your house on which day, ahead of time — not by answering the door to a stranger with a toolbag.

Change orders

In writing.
Before the work.

Mid-remodel is where budgets die. You approve a "small change" verbally in week two, and nobody mentions the cost until the final invoice.

Ours don't work that way. Nothing gets built that you haven't seen priced and signed first. If we open a wall and find something nobody could have known about, you get a number and a decision — not a surprise on the last bill.

Before you call.

Do I need permits for a remodel in Tucson?

Structural changes, electrical, plumbing and mechanical work need permits. Paint and flooring generally don't. We handle permitting on anything that requires it — and we don't do unpermitted structural work, for your protection and ours.

Can we live in the house during the work?

Usually, depending on scope. For whole-house work or anything that takes your kitchen out for a long stretch, we'll tell you honestly whether moving out will end up cheaper and faster. Sometimes it is.

How do you price a remodel?

Line item, against a defined scope. Materials, labor and allowances broken out separately, so you can see what each piece costs and exactly what changes if you swap a finish.

Do you do design, or do I need an architect?

Straightforward layouts we handle. Anything structural or complex needs stamped drawings, and we'll tell you which one yours is up front rather than at plan review.
