We'll tell you what a lot will actually cost to build on before you buy it. Slope, washes, utility runs, soil, and septic have sunk more budgets than granite countertops ever will — and none of them show up in the listing price.

Anyone who quotes you a per-square-foot price over the phone is guessing. The same floor plan costs wildly different amounts on a flat infill lot and on a hillside parcel with no utilities at the street.
What we do instead: a line-item estimate against your plans, where you can see what the framing costs, what the roof costs, and exactly what happens to the number if you change your mind about either.
How a build runs

Lot Walk & Consultation
We walk the parcel, look at access, drainage, and where the utilities actually are, then give you an honest range. No charge, and no obligation to use us.
- 02
Design & Due Diligence
Plans developed or reviewed, soils and site conditions confirmed, and a line-item estimate built against real drawings instead of a square-foot average.
- 03
Permits & Site Work
We pull permits, grade, and get utilities to the pad. This stage is where most custom-home schedules die, so we finish it before we promise you a date.
- 04
Construction
Foundation through finish. One project manager, one phone number, and a written update every week — where we are, what's next, what changed.
- 05
Walkthrough & Close-Out
Punch list closed before you get keys, plus warranty paperwork and finish specs for your records — so the next owner or the next trade knows what's in the walls.

Before you call.
How long does a custom home take in Tucson?
Design and permitting usually take longer than people expect; construction usually takes about as long as they expect. We give you a real date once permits clear — not before, because a date given before permitting is a guess dressed up as a promise.
Can you build from plans I already have?
Yes. Bring what you have. We'll review the set against your lot and local code before we bid it, and tell you plainly if something in there is going to cause trouble at plan review.
Do you help with lots and site prep?
We'll walk a parcel with you before you buy it and tell you what it'll really cost to build on. That conversation is free and it has talked people out of bad lots more than once.
What's your license number?
Main LLC, Arizona ROC 342788. Licensed, bonded and insured. Verify it on the Arizona Registrar of Contractors site — and do the same for everyone else bidding your job.
