Tenant improvements
that open on time.
Every week your space isn't open is rent you're paying and revenue you're not making. We bid TI work with that math in mind.
What we take on
Commercial scope.
Office Build-Outs
Demising walls, private offices, conference rooms, data and power distribution, ceilings and finishes.
Retail Spaces
Storefront work, sales floor, stockroom, fitting rooms, and the ADA compliance that plan review will hold you to.
Second-Generation Space
Taking over a space that was built for someone else's business. Usually cheaper than a shell, occasionally the opposite — we'll tell you which before you sign the lease.
Landlord Improvements
Getting a vacant unit to a condition that leases, on a budget that pencils against the rent it will bring.
How commercial differs
Three things residential
contractors get wrong here.
The landlord has requirements
Work letters, approved-contractor lists, insurance limits, and after-hours restrictions. We read the lease exhibits before we bid, not after.
Commercial permitting is different
Different plan review, different inspections, different timeline. Bidding it like a house is how a job that was supposed to open in March opens in July.
Neighbours are still trading
The businesses on either side of you are open. Noisy work gets scheduled around their hours, and we plan for that instead of discovering it.

When do you
need to open?
Start with the date. We'll work backwards from it and tell you whether it's achievable before you commit to it publicly.
